Parking is horrible and they tow RESIDENTS to prove a point. With issues are expressed Catherine acts with no concern and an attitude. Gates are always broken which is a “SAFETY AND HEALTH” concern. I’ve seen many car break ins and suspicious people sneak in from the trace. Flys come out of the drain and the breeze ways need to be pressure washed. This place is nasty for this much in rent. People keep scrolling!

My husband and I have lived here for 1.5 years now, and just renewed our lease for another year. We love the community, but it's definitely a young person's paradise, with a mixture of undergrad students, grad students, and young professionals starting their careers. Pet friendly, but lacks fenced in areas that you can let your pet off leash (so a handful of us have started getting together every night to let our dogs play in the largest field available, much to the chagrin of management). ... Only one trash can available for the whole complex, which starts overflowing on weekends, leading to feral cats breaking open garbage bags of potentially harmful things. They spray for pests, so there haven't been any flea or tick issues. Other than mosquitoes that are obviously a Southern issue, we haven't had any problems with pests. Reserve offers a gate leading to the Trace, which is the only real outdoor physical activity trail available in Hattiesburg. Maintenance keeps up with requests in a timely manner. Office staff are friendly and do everything they can to help you out in the most effective way possible. Security could be ramped up a bit, since we have thefts out of cars and off of porches pretty regularly. The only security cameras around are at the gates. All in all, we have made amazing friends here and have enjoyed our stay. The complex itself is great, even if the surrounding neighborhood is not (but the cemetery right across the street does offer some sense of reprieve from the sketchy neighborhood just north of the complex). There's few areas to walk or be outside, but that's primarily because it's Mississippi, and has nothing to do with the apartment itself. The entrance to the Trace certainly helps this factor, however. I would recommend this apartment to anyone trying to find a luxury place without paying the same luxury price as other areas.
